A mixed-use tower on a small, angular plot — two floors of small shops at the base, then eight residential floors carrying three flats apiece off a shared lift lobby.
The challenge
Thirty-six shops, five parking bays, a substation and a water reservoir all had to be absorbed into the lower levels of an awkward, irregular plot before any flats could sit above.
The approach
Parking and plant drop into a shallow basement so the ground and first floors can be given over to shops, ranged around the stair and lift lobby behind glazed frontage. Above, brick piers run the full height of the tower between rendered bands, and every window sits under a projecting concrete hood that shades it.
